Selling your house is usually a major life decision.  No matter what the reason is for selling is, your home has meaning to you and holds significant pieces of your life in it.  I get it, and I’m in your corner the whole way through, respecting those facts for you.

Hi, I’m Angie Groettum, Twin City’s “Running Realtor”.  Of course, no matter what the reason for selling is, you want to get the very most money you can for your home.  So, let’s talk about some of the most important things you want to do.  And, by important, I mean unavoidable, non-negotiable, “gotta do it” stuff.  Rest assured, the first thing I’m going to do is run a competitive market analysis of your area, and go out and tour every single home that compares in any way to yours to come up with the competitive and realistic price for your home to sell.  Pricing is a huge factor.

Before we go into the top things to sell your house, I want to talk to you about the market, and accepting an offer on your house here in Minnesota.  There are a lot of variables in Minneapolis, St. Paul real estate, and I help you understand anything and everything you want to know.  You see, the Twin Cities market varies a lot from city to city, neighborhood to neighborhood as well as price point to price point.  So, if your friend received a full price offer on her market area, that doesn’t guarantee that you will.  When an offer comes in on your house, I will review it and discuss it with you.  We will decide if it’s a good one, or if it needs some work.  It is important to remember that every transaction is different, and a lot of scenarios are possible.  But, don’t worry… I’ve got your back and I’m working on your behalf to get you the best scenario possible.
Ok, now I seriously advise you to do these things to get top dollar when selling your house.  First of all, presentation is everything.  Buyers are in your house for only about fifteen to twenty minutes.  So, do everything you can to make a memorable impression and get them to come back for a second look.  Don’t do any major remodeling.  What is beautiful to you may be ugly to a buyer.  But, definitely start with a fresh coat of paint on an entire wall or whole room, and pick a neutral color.  No reds or trendy stuff.  Paint is cheap, and you come closer to getting your money back with paint than anything else.  

Really clean… you want your house to shine.  Have your carpets cleaned, your wood floors re-surfaced or polished, and eliminate clutter.  It’s easier to dream when it’s clean and there’s less to see.

Outside… don’t have any overgrown plants or shrubs.  Trim them, simplify your landscaping.  Make it look fresh and clean.  

And, on the exterior of your house, do not have any peeling paint anywhere.  So again, paint… it’s fairly inexpensive, but can change the whole look of the home and appeal to a greater sense within the buyer.

Once everything is up to city codes, we are ready to listen.  Now, if necessary, I will hire an interior stager to create the perfect visual buying experience.  And, I always hire a professional photographer to capture all of the highlights of your home for marketing.  
You never know when you may have your next showing.  So, a couple of important things to keep in mind: Keep your home tidy and clean at all times, and please do not cook things that leave an odor.  Buyers can be really sensitive to smells.
